Property particularly leasing (retail, commercial, industrial and telecommunications)

Experience:

Serena has practised property law for more than 14 years focusing primarily in the area of leasing.  Over the years, she has acted for 2 telecommunications carriers, the owners of several large shopping centres in Queensland (one of which comprising of over 240 speciality shops) and also currently acts for a national outdoor advertising company.

Serena has acted for both landlords and tenants alike in retail, commercial, industrial, child care and telecommunications tenancies.  With nearly 15 years of experience in leasing matters, Serena is able to identify potential road blocks at an early stage and assist her clients in working through these issues.

Experience includes:

  • Acting for private and corporate owners of shopping centres in the drafting and negotiating of agreements for lease, leases, assignments and subleases. Serena acted for the owner of Robina Town Centre at the Gold Coast in drafting and negotiating leases for over 240 speciality shops within tight timeframes.
  • Acting for commercial landlords such as Bloomberg Incorporation Limited in preparing and negotiating commercial space leases, fitout deeds, incentive agreements and other ancillary documentation.
  • Acting for telecommunications carriers, Vodafone Network Pty Ltd and One.Tel Limited, in securing tenure for the placement of equipment and towers to support the carriers' mobile phone networks throughout Queensland by leases, licences and where necessary statutory notice under Telecommunications Act 1997.
  • Acting for a property trust landlord responsible for leasing over 100 childcare centres throughout Australia to a substantial Australian child care centre operator. Involves conducting due diligence in various jurisdictions and following up on issues that arise and the preparation of lease and other related documents.
  • Acting on the sale and purchase of commercial and industrial property including contract preparation and due diligence.
  • Acting for buyers and sellers in business acquisitions and sales including conducting due diligence.
